Would You Like To Sell Your Land For Developed Value?

We are in the business of purchasing land and developing that land for residential housing.  

If we have contacted you to gauge your interest in selling your land it is because we have identified your parcel(s) as having development potential and would like to make you an offer.

This is not your typical low ball offer you would receive from someone who calls you up and wants to buy your house.  With land, it is different.  If your land can be approved for residential development, we can pay you development market value, which can typically be 5-10 times more than what it is worth “As-Is.”  

The Catch?  

If we are going to pay you for a diamond, we have to make sure it is a diamond, and we need to take it through an approval process to be sure we will be able to develop it once we purchase it.  This can take some time.    

 

 

The Process

After you accept our offer for your land, we will conduct a Feasibility Study, which can take anywhere from 90-120 days to complete and costs us around $20,000 on average.  Don’t worry we spend our own money for this.  

Once we determine the project is feasible, we will proceed with getting the plat approval from the jurisdiction the land is located in.  This can take 4-6 months and all depends on how fast the government will move.  

Once we have plat approval we will get our construction drawings put together and get our final civil approval, which will allow us to close our purchase of the land and break ground on our construction.  

The whole process can take about 10-18 months, but this is what will give your land the development value we are able to pay for it.  

For example, your land may be worth $600,000 “As-Is,” and if you let us take it through our process to get it approved for development, we could pay you $3-6 million instead.  That’s a pretty good return on a $600,000 piece of property if you ask us.

This is the initial jurisdiction approval to develop the land for residential housing.

Construction Drawings

With Plat Approval, we can put together our construction drawings and submit them for final Civil Approval.

Civil Approval

Once we have Civil Approval we can close on our land purchase and break ground on our new residential subdivision.
